Investors persuaded GREEN = CASH at 2nd Green Debate Insight Forum

When the first Green Debate insight forum was held in February 2008 the topic was still in the foothills with few developers or investors were taking it seriously. The built environment is responsible for nearly 50% of greenhouse emissions globally and of the world's major emissions producers, it is arguably also the most easily addressed. But that wasn't the only reason to attend this event.
INVESTORS CONFIRM EMERGING IMPACT ON THE BALANCE SHEET
When nearly 150 of the sector's top investors, operators and consultants met in the morning preceding the eight CEEQA Gala & Industry Awards to discuss the business case in numbers in Warsaw, including presentations by two of the global leaders in green building, Skanska and Hines, at the centre of the debate was a clear shift in opinion and understanding of the issue from a business rather than ethical perspective.
CEEQA and CEE Insight Forum director Richard Hallward set the tone, saying the purpose of the event was not to teach 1+1=2 but to assume everyone present knew the basics of the ethical case, and to focus on the business grit of the case - occupier demand, operational savings, intelligent solutions to the green building premium.
A Key Note speech by the CEO of one of the region's most important office occupiers, Mike Barrington of Deloitte Central Europe, confirmed the rising importance of CSR and sustainability policy in large organisations led by the emergence of Generation-Y and the influence this will have on real estate occupation strategy, a theme picked up later and fleshed out with a colourful presentation by Hadley Dean, Managing Partner New Europe for Colliers International, on Generation-Y and changing 'work-style philosophies of companies, and where this dovetails with sustainability policy and green building.
The technical backdrop
The first part of the forum, expertly chaired by David Dixon, a Partner at Norton Rose law firm, was anchored by presentations by two the global leaders in sustainable development, Hines and Skanska Property. Skanska's global Senior Vice President of Sustainability and Green Support, Noel Morrin, took the audience through the thought/action landscape on Skanska's 'road to deeper green' including carbon foot-printing all their buildings and the drive towards 'net zero' buildings, highlighting the degree to. The global engineering leader of on of the world's iconic developers, Senior Vice President of Engineering Services for Hines, Clayton Ulrich, took a close look at the nuts and bolts end of the spectrum with direct influencers on waste, water and energy efficiency and overall operational costs, highlighting solutions that fit the requirements and those that claim to do more than they do.
The front-line and the bottom Line
Among the panelists there was general agreement that green certification was no longer a niche but a mainstream issue amid support for Ulrich's view that there were too many certification systems and they needed to be streamlined, and that while a high quality building will doing most of the things required by certification it is important that the level of certification aspired to should be planned from the outset not half way through. Panelists included Mike Pearce (Partner, ECE Harris), Graham Reece (Head of Development Europe, ProLogis) Paul Philips (Managing Director Romania, Dinu Patriciu Global Services), Charles Taylor (Managing Director Hungary and Head of CEE Capital Markets, Cushman & Wakfefield), Colin Waddell (Managing Director CEE, CB Richard Ellis) and Agnes Vorbrodt-Schurma (Polish Green Building Council).
The forum was rounded up by Dr Thomas Beyerle in his new role as head of Research and Social Responsibility at investor IVG, who reported on the outlook, strategy and asset content of the company's first 'green only fund. The focus of the fund is on A-class IVG-built assets including important projects across Germany such as Hackesches Quartier in Berlin, Artquadrat in Bonn, Frankfurt-Central in Frankfurt and An den Brücken in Munich, with performance monitoring providing a potential template for future green-only funds with a wider asset remit.
A strong panel of investment managers, with pan-European responsibility, from some of the region's top investors concluded that while impact on asset values is still relatively intangible, the overall picture was clear that the business case for green building has arrived on the balance sheet as supply chain pressure from occupiers drives the agenda. And with investors beginning to respond the production curve will steepen fast in the next three to five years. Panelists included Matthias Gerloff (Head of Asset Management Europe, Union Investment Real Estate), Doug Hardman, CEMEA Investment Director, DTZ), Daniel Harris (Director of Investment, AEW Europe), Doris Pittlinger (Head of European Funds, Invesco real Estate) and Otis Spencer (Co-Head Europe, Heitman International).
The forum was closed by Richard Hallward, Managing Director of CEEQA and CEE Insight Forum, who called on the sector, now the business case is stacking up, to exploit the opportunity to become a show case for green building provided by a unique combination of a growing internal wealth engine, extreme weather conditions and disproportionately high urban regeneration capacity for a first world region.
Faster forward than you think
Governments can guide but business can do more. In the end it’s all about the business case, starting with the end user:
► Generation Y is demanding greater environmental responsibility where they live, work, shop and play; it's time to tune into the 'work-style generation'.
► Case studies are now emerging showing the impact on recruitment power, workforce productivity and employee retention; resolve is strengthening on the bottom line.
► The front end green premium is leveling out and the impact on operational savings and ‘whole life cost’ of a building is assuming as much importance to the tenant as the asset manager; technical advances today and ambitions tomorrow are making the end game ever clearer.

8TH ANNUAL CEEQA GALA IN PICTURES
7TH CEEQA GALA DINNER & AWARDS CEREMONY: Nearly 600 business leaders from 38 countries attended the 7th annual CEEQA Gala at the Warsaw Royal Castle Kubicki Arcades on 3rd March. The success of the event underlined the underlying momentum of the CEE property sector and raising hopes of a return to business in 2010.

The 7th CEEQA programme commenced with a CEE Insight Forum event on 21st October ‘Through the Looking Glass’ discussing the new shapes and patterns in the post-crisis CEE market place and launch of the 2009 awards, presented by Polish TV presenter Monika Richardson and CEE Insight Forum director Richard Hallward.
The 6th annual CEE Quality Awards Gala in February 2009, presenting awards for performance and achievement in in Central & Eastern European real estate in 2008, provided some benchmark victories and a few surprises in the award categories. Television presenter Monika Richardson hosted the awards ceremony among a stellar line up of entertainment through the evening including exceptional performances by 80s legends Bananarama, young Polish stars Aufiofeels and contact juggler Kamil Dzilinski "Dzielny"
The CEE Insight Forum event preceding the awards gala (TROPICAL STORM2: Global economic crisis and the CEE property markets) attracted more than 150 guests, regional investors, developers, financiers and consultants were joined by Anatoli Annenkov (EBRD) and Jan Cienski (Financial Times) in a powerful debate on challenges and opportunities for the market chaired by George Leslie (KPMG).
