THE FUTURE IS BRIGHT GREEN

Senior industry figures gathered at the new Hilton Warsaw Hotel & Convention Center on the morning of the 5th annual CEE Quality Awards gala to participate in The Green Debate, a CEE Insight Forum looking at ways in which the CEE real estate sector can address the challenges of climate change and urban sustainability. To the sound of chirping birds and "the worlds first zero emissions stage" covered in grass, plants and flowers, leading property lawyer Pawel Debowski led a series of headline presentations and panel debates panting a picture of world class sustainability.

The Green Debate audience was welcomed by the City of Warsaw's representative on the C40 Large Cities Climate Leadership Group, Leszek Drogosz, who offered an insight into the sustainability goals and efforts of Poland's capital including a close alliance with the Clinton Climate Initiative, while admitting the city had a number of serious challenges to confront in moving these challenges forward.

The opening presentation The Future is Green, by Key note speaker Professor Bob Evans, Director of the Sustainable Cities Research Institute in the UK, took the audience on a trip through the cornerstones of the case for rapid progress on the issue, sketching the scientific and political backdrop and key elements of a productive urban sustainability approach - and where the private real estate investment sector fits in.

Associate and senior engineer Andy Mace, from award winning company Arup, followed the theoretical view with a practical insight into execution and best practice. His presentation on Arup's renowned Dongtan Eco-city project, the world's first zero emissions city, demonstrated to the audience ways in which the project "more than just energy consumption and carbon emissions issues", from transport and traffic noise strategies to water treatment & recycling, light pollution control, elimination of landfill and biodiversity in the surrounding landscape.

Research and policy head Thomas Beyerle of top international investor DEGI told the audience how the supply chain was beginning to rattle on the issue. He explained how the combination of scientific evidence with the momentum of industry research, information and increasing practice on the ground was impossible for investors to ignore as more than just a trend, as research respondents indicated the volume of green product they own or lease is likely to double in the coming five years, 8/10 see the advantages of reduced energy costs, and tenants are willing to pay 4% more for certified buildings. With pressure from the tenant, he explained, there is little doubt that pressure will be transferred to the investor, who will transfer it to the developer, and from there to all areas of the supply chain.

Expertly moderated by Pawel Debowski, the presenters were joined in debate and discussion of the presentations by Financial Times bureau chief Jan Cienski and a panel of some of the sector's brightest stars, including Colliers International head of investment for CEE John Banka, Skanska Poland Managing Director Mats Johansson, ProLogis CEE regional head Michael De Jong Douglas and King Sturge Managing Director of Continental Europe Richard Fiddes. The discussion ranged from EU and CEE legal and political measures and their scope for application to obstacles and measures the market is undertaking itself, and was wrapped by the CEE Quality Awards Managing Director Richard Hallward who described how, as a relatively blank urban landscape for the developed world, the CEE market has a unique opportunity to take a lead on the issue - and must do out of responsibility to the region, and as part of a wider sector strategy to compete for investment funds in an increasingly crowded global investment market.

LIFETIME ACHIEVEMENT: The 2011 CEEQA award for Lifetime Achievement in Real Estate was presented to Carl Panattoni, founder and Chairman of Panattoni Development Company.

THE GREEN DEBATE 2: The second Green Debate insight forum in the morning preceding the CEEQA Gala focused on the business case for green building on emerging Europe real estate - Demand for green buildings is on the rise, but what are the funds thinking?

8TH CEEQA JURY DINNER: The jury for the eighth annual CEEQA Awards welcomed participants active in the Southeast Europe as well as CEE markets, judging real estate projects and business achievements across eighteen countries.

BUYING SIGNALS: Nearly 150 business leaders met in Zagreb 4th November to discuss investor sentiment, challenges and opportunities in the SEE markets led by the EBRD, GTC, Heitman and Jones Lang LaSalle. The forum was opened by Croatian Minister of Economy Djuro Popijac and also presented the launch of the 2010 CEEQA awards.

PAST CEEQA & CEE INSIGHT FORUM EVENTS

7TH CEEQA GALA DINNER & AWARDS CEREMONY: Nearly 600 business leaders from 38 countries attended the 7th annual CEEQA Gala at the Warsaw Royal Castle Kubicki Arcades on 3rd March. The success of the event underlined the underlying momentum of the CEE property sector and raising hopes of a return to business in 2010.

The 7th CEEQA programme commenced with a CEE Insight Forum event on 21st October ‘Through the Looking Glass’ discussing the new shapes and patterns in the post-crisis CEE market place and launch of the 2009 awards, presented by Polish TV presenter Monika Richardson and CEE Insight Forum director Richard Hallward.

The 6th annual CEE Quality Awards Gala in February 2009, presenting awards for performance and achievement in in Central & Eastern European real estate in 2008, provided some benchmark victories and a few surprises in the award categories. Television presenter Monika Richardson hosted the awards ceremony among a stellar line up of entertainment through the evening including exceptional performances by 80s legends Bananarama, young Polish stars Aufiofeels and contact juggler Kamil Dzilinski "Dzielny"

The CEE Insight Forum event preceding the awards gala (TROPICAL STORM2: Global economic crisis and the CEE property markets) attracted more than 150 guests, regional investors, developers, financiers and consultants were joined by Anatoli Annenkov (EBRD) and Jan Cienski (Financial Times) in a powerful debate on challenges and opportunities for the market chaired by George Leslie (KPMG).
